Whatever the project, there is always a series of steps to be taken in order to complete the legal permissions and requirements a building project requires.
The first stage is usually a feasibility study or preliminary advice to establish the nature and viability of the project and its cost parameters.
Secondly is the obtaining of planning consent, required for virtually all projects.
This is often a time consuming and highly detailed process involving negotiation with the local authority and considerable design skill to achieve a satisfactory outcome. It may also involve listed building or conservation area consent depending on the projects location and status.
Thirdly is the obtaining of Building Control permission.
Although this is also administered by the local council it is entirely separate to planning consent and encompasses all the technical issues, including drainage, structural stability, sound and thermal insulation, fire precautions and so on.
Once the statutory consents have been obtained the next stage normally involves the preparation of working drawings and specifications so that the project can be tendered to suitable contractors.
And finally is the construction of the building itself, where there are a number of different methods of procurement depending on the type of project.
